The growth of property prices in Somogy County is not uniform, local property experts have found. It has been observed that the money of wealthier Hungarians, previously held in high-interest government bonds, is now flowing into the property market.
Analysts' opinions
- Miklós Oláh, a real estate expert in Kaposvár, says the price rise is not steady. It is mainly the 1.5-2 bedroom properties that have increased in price, as they are in high demand. In contrast, prices of larger apartments, large detached houses, rural properties in less frequented locations and old houses have risen less and are more difficult to sell.
- The price of 1.5-2 bedroom flats in Somogy increased by 10-15% "on the low end". These flats are selling fast and supply is not much more than before, which is also driving up prices. It is feared that in the future prices could reach a level that buyers will find difficult to afford.
- House Gergely, the head of a real estate agency in Kaposvár, says that although there has not yet been a marked price increase, it is clear that prices have started to rise. A decrease is not expected in the near future, and forecasting a price rise in 2025 is difficult. However, demand is there and contracts are being made at the new price.
Specific figures for rising house prices are hard to pin down, but the general trend is clearly upwards.
