When buying a property, it's not enough to consider just the purchase price: there are a number of additional costs that you may incur and you need to calculate them in advance to avoid unpleasant surprises. These costs can run into the millions. The experts at money.hu have put together a list of the items you should expect.

Costs when buying a property

Although the purchase price of the property is the biggest item, there may be other significant costs. Only by taking these into account can you guarantee that the buyer will not exceed their financial limits.

  • Property purchase tax:4% of the purchase price of the property, except in certain cases where no tax is payable.
  • Counsel fees: 0.5 to 3 percent of the purchase price.
  • Land registry fees: For example, change registration fee is HUF 10,600 per property.
  • Land loan costs: Various fees such as interest, valuation fee.
  • Notary fee: Mandatory for loan applications.
  • Moving expenses: Depends on distance and quantity to be delivered.
  • Renovation costs: Repair of unforeseen hidden defects, minor to major renovations.
  • Real estate agent's commission: Usually 2-6 percent of the purchase price.

Example costs for a $40 million home

Suppose you need to take out a loan of HUF 28 million for the purchase of a HUF 40 million property with a HUF 12 million equity. We can expect the following costs:

  • Property acquisition tax: HUF 1 600 000
  • Counsel fee: HUF 200 000
  • Land registry fee: HUF 10 600
  • Moving house: approx. HUF 100 000
  • Minor renovation: approx. HUF 500 000

In the example above, the real estate agent's fee is already included in the purchase price, so it is not usually charged as a separate item. It is important to plan your purchase taking all costs into account to avoid financial surprises.
